How I Got Here

The Planning Years

Started as an urban planning student at NUS, fascinated by how housing policy shapes where people actually live. Spent countless hours studying residential demand patterns and affordability trends — this wasn’t just academic interest. I wanted to understand the real mechanics behind Singapore’s property market.

Agency Experience

Started as a junior analyst at JLL Singapore, pulling transaction data and preparing market reports. Early work was repetitive — lots of spreadsheets, lots of pattern-spotting. But it taught me how to read the numbers and what they actually meant when you talked to agents on the ground.

Building Real Databases

Spent 8 years with the Real Estate Developers Association, building proprietary databases tracking rental movements across every major district. We published quarterly briefings for over 200 institutional subscribers. That’s when I realized — nobody was really synthesizing this data in a way that made sense to regular people trying to understand the market.

In 2021, my research accurately predicted the surge in suburban rental demand when remote work took off. That got attention from investors, media outlets, and other researchers.
